A small town growing fast
Mead sits on open high plains at the crossing of I-25 and Highway 66 — a Weld County town of about 3,400 people in 2010 that has since nearly doubled to roughly 6,450. Almost all of that growth is new construction: Highlands and Highlands Preserve, Liberty Ranch, Coyote Run, and Sorrento. The dominant housing stock here is post-2015, and it shares one trait almost universally — the backyard came builder-basic. A back door, a step to grade, a fence, and dirt — that blank slate is most of our work in Mead.
The clean-sheet deck
Building on a new home is the easy case, not someone's 1990s compromises. We start from proper footings below Colorado frost depth, size the layout to the household instead of the brochure, and make the materials decision once. Where a subdivision HOA runs design review, we prepare that submittal alongside the town permit.
Shade is a design problem here
There is no mature canopy on the plains — every one of these neighborhoods is a decade or less into growing its trees — so shade on a Mead deck has to be built. A pergola or patio cover turns a west-facing deck from a place you abandon at 4 p.m. into a room you use all evening, and on open ground needs engineering for wind uplift, not a catalog detail. Done while the footings go in, it's cheaper than retrofitting later — the same logic applies to running gas for a future outdoor kitchen.
Why composite on the high plains
Mead's exposure list is the standard Front Range set: full-strength UV, hail, wind-driven grit, and hard freeze-thaw swings. Capped composite handles all of it with soap and water, where wood signs you up for a refinishing cycle that starts the year the deck is built. On a low-maintenance new house, that is the consistent choice — and our materials comparison is honest about where wood still wins. Repair and replacement, when it applies
Most of Mead is too new for failing decks, but the older streets near the town core carry wood structures decades into their run. Those get inspected before they get quoted: sound framing earns a re-deck, failing framing gets a current-code replacement, and either answer comes in writing.
Permits, done online
The Town of Mead Building Division is staffed through SAFEbuilt and runs permitting online-only through its CommunityConnect portal. That trips up builders new to town; for us, it's routine — drawings, portal submittal, and inspections, part of every build. Our permit guide covers the general process.
