A river town with a growth ring
Fort Lupton is a home-rule city of about 8,500 on US 85, where the South Platte runs past at roughly 4,910 feet. The core is a historic downtown of 1900s–1950s homes; around it, the 1990s through the 2020s added Lancaster, Coyote Creek, Cascade, and Twin Lakes to the west and south — production homes on flat lots with open sky and, close to the river, a high water table under the clay.
That layering shapes the work: downtown, a small older deck or porch on a tight lot; in the subdivisions, the code-minimum deck that shipped with the house, or a first real one.
Permits: decks of any height
The City of Fort Lupton Building Department issues permits through its Permit Technician, with plan review and inspections handled in partnership with SAFEbuilt. The city is explicit on one point that surprises people: decks, patios, and covered porches of any height require a permit, with no low-deck exemption. Applications go through CommunityCore, and the Planning & Building office is at 1200 Dexter Street. We prepare the plans, file, and manage inspections through final. Addresses outside city limits file with Weld County instead.
Frost, clay, and the water table
Fort Lupton publishes no design criteria of its own, so the regional Weld County values apply: 30 psf ground snow, 115 mph three-second-gust wind, and a 30-inch frost depth. Wind sizes any covered porch or pergola for uplift, with roof connectors and post bases chosen to hold in a spring gale. Footings go below frost, drilled into clay that heaves a shallow pad every year — and on lots near the river, we plan for water in the hole and detail the footing for it rather than finding out on dig day.
Hail and UV are hard on a wood finish at this elevation; capped composite takes both and asks for a hose instead of a stain.
What we build in Fort Lupton
In Lancaster, Coyote Creek, and Cascade, the typical project pairs a 300–400 square foot composite deck with a covered section so it is usable in July heat, designed as one structure. Slim aluminum railing keeps the open view. Downtown, the design problem is fitting a useful deck inside a small setback and matching an older house, with the cover priced as its own line. Repair or replace
The 1990s–2000s subdivisions have decks reaching the age where surfaces and railings fail on frames that are often still fine. We inspect the ledger, posts, footings, and hardware first. Sound structure gets a re-deck at $20–$35 per square foot; a failed ledger or footings above frost get a replacement plan, in writing.
