Northern Colorado, top to bottom
Larimer County covers more ground, literally and figuratively, than anywhere else we build: Fort Collins and Loveland anchoring the plains, master-planned lake communities filling in around Timnath and Windsor, Berthoud growing fast at the county's south edge, and the Estes Valley sitting at 7,500 feet against Rocky Mountain National Park. The housing runs the same range — from brand-new production neighborhoods to mountain homes on lots where the wind is a formal design load.
Where we build in Larimer County
Each community has its own page and its own particulars: Fort Collins, the county seat and NoCo's largest city; Loveland, with housing from every decade and a deep stock of aging original decks; Berthoud, the small town adding master-planned rooftops quickly; Timnath, the lake-lot boomtown east of Fort Collins; Windsor, whose Larimer-side neighborhoods permit through the town either way; and Estes Park, the mountain town where deck design starts with the wind.
Lake lots and new master plans
The county's plains-side signature is the nearly new house with an unfinished backyard — Timnath and Windsor's master plans especially, where production builders ship a stoop or a minimum-code platform. We design the composite deck, railing, and shade as one plan, size it for how the yard actually gets used, and handle the design review most of these communities require ahead of the permit. Capped composite is the default for the same reasons as everywhere on the Front Range: hail, altitude UV, and freeze-thaw.
The special wind region
The Estes Valley is a different discipline. Estes Park sits in a designated special wind region, and Larimer County design wind speeds run 115 to 225 mph depending on location per the SEAC Front Range Gust Map. At those numbers the prescriptive deck tables stop applying, and many mountain lots need an engineered design — connections, uplift hardware, and footings sized for the actual site rather than a catalog assumption. The same logic governs a pergola or patio cover anywhere in the county with real exposure: uplift is the governing load, and the engineering is what keeps the structure attached to the house.
Permits across the county
Fort Collins, Loveland, Berthoud, Timnath, Windsor (on its Larimer-side addresses), and Estes Park each run their own building departments; unincorporated addresses — including much of the Estes Valley — file with the Larimer County Building Division. The submittals differ meaningfully: Timnath requires full construction drawings with deck permits and adopted the 2024 codes effective January 1, 2026, so drawings prepared for last year's cycle do not automatically fly. Larimer County is our farthest regular territory — one to two hours from our Centennial shop depending on the town, with Estes Valley builds scheduled in blocks so crews stay in the mountains for a stretch.
