A city that guards its character

Fort Collins takes its built environment more seriously than most Front Range cities, and it shows in two places a deck builder immediately notices: the review process is genuinely rigorous, and Old Town is protected with real intent rather than as an afterthought.

Neither is an obstacle if you plan for them. Both are expensive if you don't. Drawings get read here — properly — and older or historically significant properties can carry design considerations layered on top of the ordinary building permit. Contractors accustomed to easier counters get caught out, and it's the homeowner who eats the delay.

Old Town: scale, access, and restraint

Fort Collins' historic blocks have a particular geometry: smaller lots, houses with genuine character, narrow side yards, and — very often — an alley doing the work a driveway does elsewhere.

That shapes both design and logistics. A deck here needs to be proportioned to the lot and detailed to suit the house rather than dropped behind it, with built-in seating doing the work bulky furniture would otherwise take up. And access needs discussing at the walkthrough, because if there's no route for machinery, material staging and haul-off get planned by hand. That affects the schedule far more than the price, and it's a much better conversation to have early.

Older framing also raises a real structural question about how a ledger can be attached — on some of these homes a freestanding deck is the better engineering answer, and we'd rather establish that during design.

The canopy is the asset

Fort Collins has tree cover most Front Range cities would trade for, and on established lots it's the single best thing a deck design can respond to. Good layouts here work with the canopy: split levels stepping around trunks, corners wrapped to follow the shade line, and only as much built shade as the trees don't already provide.

Where there is a gap, a pergola or patio cover fills it — and on mature lots the driver is usually hail and afternoon storms rather than raw sun. Protecting root zones during construction is part of the job: footings and equipment access get planned around the trees, because a deck that killed the tree it sits under is a bad trade at any price.

Materials for the northern Front Range

For the surface we lead with capped composite. Fort Collins sits in the same high-UV, hail-prone, freeze-thaw band as the rest of the northern Front Range, and unshaded wood ages quickly here. Where a deck already exists, we inspect before quoting: the ledger first, since that's where old decks fail expensively. Sound framing earns a re-deck; tired framing gets a proper replacement on current-code structure. Slim railing keeps foothills sightlines open on the west side of town.

Is building in Fort Collins more involved than the metro?

Meaningfully. Fort Collins applies rigorous building standards and reviews drawings carefully, and older or historically significant properties can carry additional design considerations on top of the building permit. Our lot has huge old trees. Can you design around them?
