A town that doubled

Berthoud grew from about 5,100 people in 2010 to over 10,300 in 2020, and the growth has not slowed. The old Garden Spot downtown is still there, but the town's center of gravity has shifted to the master-planned communities around it: Heron Lakes at TPC Colorado — a 1,258-home plan wrapped around the golf course, with a gated Toll Brothers section and custom homesites — plus PrairieStar building out at 854 units, Heron Pointe, and The Farmstead growing east into Weld County.

What nearly all of that new construction has in common: the backyard was not part of the deal. Production builders deliver a back door and a drop to grade. The deck is on you — which is where we come in.

Building what the builder didn't

A new-build deck is the clean-sheet case, and we like it. No archaeology, no compromises inherited from 1987 — just proper footings below Colorado frost depth, a layout sized to how the household actually lives, and one materials decision made correctly the first time. On lots this new it makes no sense to install a surface that starts a staining clock; capped composite matches the low-maintenance expectations the rest of the house was sold on. Views are the local currency

Heron Lakes trades on lake and mountain sightlines, and a deck there should not fence them off. Slim aluminum and cable railing systems hold the view where standard pickets chop it into strips — a premium worth paying on a lot you chose for the horizon. The same open, rolling ground means shade has to be built, not waited for: a pergola or patio cover engineered for plains wind turns a west-facing deck from a 4 p.m. retreat into an all-evening room. Some clients take it further with an outdoor kitchen while the footings are already in the ground.

The older core still counts

Downtown Berthoud's older homes carry wood decks decades into their run, and we treat them honestly: structure inspected before anything is quoted, a re-deck recommended when the framing is sound, a current-code replacement when it is not — in writing either way.

Permits on a county line

Inside town limits, the Town of Berthoud Building Department requires deck permits and takes applications through its online portal. But Berthoud straddles the Larimer–Weld line, and parcels outside town limits answer to the county instead. Yes. The original Garden Spot neighborhoods carry wood decks that are decades into their run, and we inspect the structure before quoting anything. Sound framing earns a re-deck in new composite for meaningfully less than starting over; a failing ledger or heaved footings make a full replacement the honest call, and we put the recommendation in writing either way.
