The far end of our service area
Lincoln County is high-plains ranch country east of the Denver metro, sparsely settled, with about 5,600 people across the whole county. The ground sits near 5,000 feet, flat and treeless, and outside the towns homes sit on 35-to-160-acre agricultural parcels. It is the farthest east we build — not routine territory the way Aurora is, and we plan every project here around the drive.
Where we build in Lincoln County
Limon, the Hub City where I-70 meets US 24, is the county's largest community and where nearly all our Lincoln County work is — 1900s–50s homes near the rail yard and 1960s–80s ranches on the town grid. Hugo is the county seat and home of the Land Use Office. Genoa and Arriba sit farther east along I-70, and Karval is a small unincorporated community to the south. We build for all of them.
Permits: Land Use in Hugo, Town Hall in Limon
The Lincoln County Land Use Office at 326 8th Street in Hugo handles permits for the unincorporated county — including the unincorporated section of Limon and the town of Karval. The office requires permits for decks with attached roofs, patio covers, additions, and structural changes, and the county adopted the 2018 IRC and IBC in June 2023. The county's conforming lot size is 160 acres, and parcels under 35 acres need a Development permit. Inside Limon town limits, the Town of Limon Building Department at Town Hall issues its own permits. For Hugo, Genoa, and Arriba we confirm with the town office whether the permit is issued locally or by the county before filing. Either way we prepare the drawings, file at the right counter, and manage inspections.
Built for wind and hail on open ground
On most metro decks snow sizes the frame and everything else follows. Out here wind leads. A covered patio or pergola gets uplift connections at every post, a braced frame, and a roof engineered to stay put in a spring gust, because there is nothing to slow the wind for miles. Hail governs the surface: capped composite takes the stones and the UV without checking, splintering, or graying, and needs just a rinse. Snow still sizes the frame, and footings still go below the 30–36 inch frost line. We're a certified Trex, Deckorators, and TimberTech dealer.
Repair or replace
Plenty of homes out here carry original wood decks the sun and wind have worked on for decades. We inspect the frame before quoting. Sound joists, posts, and a bolted ledger earn a re-deck at $20–$35 per square foot; rot at grade, a nailed ledger, or shallow footings get a replacement recommendation, in writing. The inspection is free, and we photograph what we find.
Ninety minutes, honestly
Limon is about eighty-five minutes from our Centennial shop and Hugo closer to ninety, out I-70 past Deer Trail and Byers. At that distance we group site visits and plan build weeks so the crew isn't driving out for a half day. That shapes the calendar, not the price or warranty, which stay the same as in Centennial.
