The far edge of Arapahoe County
Deer Trail is a statutory town of about 600 people at roughly 5,180 feet, sixty-five minutes east of the Tech Center on I-70. The townsite along 2nd Avenue is early-1900s cottages and 1950s–70s ranches on a small grid; the I-70 frontage and the East Bijou Creek acreages around it are ranch and ag country. It is the farthest east we build in Arapahoe County.
Town Clerk first, county as fallback
Inside town limits, Deer Trail takes building permit applications through an online form on the town website, and questions go to the Town Clerk at Town Hall, 555 2nd Ave, open Monday through Friday from 8 to 4. Parcels outside town limits are unincorporated Arapahoe County and file with the county Building Division at Lima Plaza in Centennial instead. Wind, hail, sun
The loads that matter in Deer Trail are the ones the open sky delivers. Wind governs anything with a roof: a covered patio or pergola gets uplift connections at every post and a frame braced to stay put in a spring gust. Hail governs the material: capped composite takes the stones and the high-altitude UV without checking, splintering, or graying, and needs a rinse instead of an annual stain. Small-town grid, big acreage
On the Deer Trail grid the lot sets the footprint, and the deck is usually a well-built platform off the back of a cottage or ranch — stairs and railing that will pass inspection and last, sized to a small yard. On the acreages the deck is sized to the view: a wraparound, a covered section for the hours when the sun is straight overhead, a railing that keeps the horizon in front of you. We design from the actual grade and the actual sun.
Repair or replace
Plenty of homes here carry original wood decks. We inspect the frame before quoting. Sound joists, posts, and a bolted ledger earn a re-deck at $20–$35 per square foot; rot at grade, a nailed ledger, or shallow footings get a replacement recommendation, in writing. The inspection is free, and we photograph what we find.
