Where the plains open up
Byers is an unincorporated town of about 1,600 people on US 36 and Front Street, at roughly 5,200 feet along Bijou Creek, fifty minutes east of the Tech Center. The townsite is early-1900s homes and modest ranches on the original grid; around it, along County Road 197 and out across the prairie, are acreage homes and manufactured homes with nothing between them and the horizon.
Your permit counter is next door to our shop
Because Byers is unincorporated, deck permits go to the Arapahoe County Building Division at Lima Plaza in Centennial — roughly 45 minutes west of Byers, and in the same zip code as our shop. The county takes applications through its Accela Citizen Access portal, against a posted submittal checklist. We prepare the packet, file, and manage inspections through final; being neighbors with the counter helps when a plan-review question comes up. The Arapahoe County page has the background.
Wind, hail, sun
The loads that matter in Byers are the ones the open sky delivers. Wind governs anything with a roof — a covered patio or pergola here gets uplift connections at every post and a braced frame. Hail governs the material: capped composite takes the stones and the high-altitude UV without checking or graying. Grid lots, acreages, and manufactured homes
On the Byers grid, the lot sets the footprint and the deck is usually a well-built platform off the back of the house with stairs and railing that will pass inspection and last. On the acreages, the deck is sized to the view — a wraparound, a covered section for the hours when the sun is straight overhead, a railing that keeps the horizon in front of you rather than behind slats. On a manufactured home, the deck is either freestanding or tied to a proper structural connection, never hung off siding, and we say so plainly in the design.
Repair or replace
Plenty of homes here carry original wood decks. We inspect the frame before quoting. Sound joists, posts, and a bolted ledger earn a re-deck at $20–$35 per square foot; rot at grade, a nailed ledger, or shallow footings get a replacement recommendation, in writing. The inspection is free, and we photograph what we find.
