Built for Greenwood Village lots

Greenwood Village is a different design problem than most of the metro, in the best way. Lots in The Preserve, Greenwood Hills, and Sundance Hills run to half an acre and beyond, and the homes on them are custom or extensively remodeled. A 12-by-16 platform off the back door doesn't serve a property like that. The work we do here is closer to outdoor architecture: multi-zone decks that separate dining from lounging, outdoor kitchens plumbed and wired for real cooking, and covered structures that stretch the season on both ends.

Our Greenwood Village clients also tend to think in decades, not years. That fits how we build. Premium capped composite and PVC decking carry 25-to-50-year warranties, and the framing under our decks is engineered to outlast the boards. When the brief is "we never want to think about this again," composite is the answer — and our installer's comparison of Trex, TimberTech, and Fiberon explains which line fits which project.

Ranch-style and mid-century homes

A signature Greenwood Village project for us is the ground-level deck on a ranch-style home — a deck that reads as an extension of the great room rather than an attachment to it. Wide stairs, low profiles, planters and benches built into the structure, and sight lines kept open across the yard. The ranch-style outdoor living space below is exactly that brief, built a short drive from Orchard Road.

Permits and design review

Deck and outdoor-structure work in Greenwood Village runs through the city's community development department, and the city takes design standards seriously — as do the HOAs in most of its neighborhoods. We prepare the drawings, handle submission and inspections, and manage HOA architectural review as part of every build. It's paperwork we do every month, ten minutes from home: our shop is just up the road in Centennial, off Easter Lane.

Questions

Deck questions Greenwood Village homeowners ask.

What kind of decks do you build in Greenwood Village?

Mostly full outdoor living spaces designed for the half-acre-plus lots in neighborhoods like The Preserve, Greenwood Hills, and Sundance Hills — multi-zone decks that separate dining from lounging, outdoor kitchens plumbed and wired for real cooking, and covered structures that stretch the season on both ends. A 12-by-16 platform off the back door doesn't serve a property like that.

Do you handle Greenwood Village permits and design review?

Yes. Deck and outdoor-structure work here runs through the city's community development department, which takes design standards seriously — as do the HOAs in most of its neighborhoods. We prepare the drawings, handle submission and inspections, and manage HOA architectural review on every project. It's paperwork we do every month, ten minutes from our Centennial shop.

How long do premium composite decks last?

The capped composite and PVC boards we install carry 25-to-50-year manufacturer warranties on fade and stain, and the engineered framing underneath is built to outlast the boards. For clients who think in decades rather than years, composite is the 'we never want to think about this again' answer.

How is a large outdoor living project priced?

Itemized, from a real site visit. The composite deck surface follows the same $40–$70 per square foot installed range as the rest of the Denver area; outdoor kitchens, covered structures, lighting, and multi-level layouts are each their own line items. You'll see exactly where the budget goes before anything is ordered — starting with a free on-site design consultation.
