Where the Poudre leaves the canyon
Laporte is the unincorporated community northwest of Fort Collins where the Cache la Poudre comes out of its canyon and onto the plains — the townsite, Bellvue, the Overland Trail corridor, the river bottom, and Bingham Hill. The housing is older farmhouses and 1970s–90s ranch homes on acreage and large rural lots, and the river, the irrigation ditches, and the first foothills shape nearly every parcel. At about 5,059 feet this is not mountain building, but it is not a subdivision either: lots are big, exposed, and close to the water, and the deck is often the best room on the property.
One counter: Larimer County
There is no town of Laporte, so every permit goes through the Larimer County Building Division at 200 W. Oak St. in Fort Collins. The county requires a permit for any deck more than 30 inches above grade or serving a required exit door; lower, detached decks are exempt. Applications go through the county's online portal, inspections are scheduled through the automated request line, and the county adopted the 2024 building codes effective January 1, 2026, so we build to those. The snow table and the frost line
Larimer County's structural design information sets ground snow load by elevation: 55 psf at or below 5,000 feet, 70 psf at 6,000, interpolated between. Laporte sits at the bottom tier, though 55 psf is still a real number for a covered deck or patio cover to carry as a roof. Frost depth is 30 inches countywide, which sets the footings. Wind matters too: speeds on the county map range 115–225 mph by site, Exposure C, and open river-bottom acreage tends toward the exposed end — so post bases and hardware get rated for uplift, not just gravity.

Full-strength Front Range UV, hard freeze-thaw off the river bottom, and hail: capped composite is built for this, which is why we skip wood's annual refinishing clock on a south-facing acreage deck. On lots this open the railing choice carries the view — slim aluminum or cable keeps the foothills in the frame instead of fencing them off.
Repair or replace, after an inspection
A lot of 1970s–90s ranch-house decks here have sound framing under tired boards, and those earn a re-deck for far less than starting over. A ledger pulling away, post rot at grade, or footings above the frost line make a replacement on current-code structure the honest answer. We inspect first and put it in writing either way.
