A farm town on US 85
Eaton sits on US 85 north of Greeley at about 4,840 feet, a town of roughly 6,000 on flat agricultural ground. The center is an early-1900s grid of Old Town homes; the edges are 1990s–2020s subdivisions — Governors Ranch, Eaton Commons, Hawkstone — on level lots with open exposure to the south and west.
Downtown, we are usually replacing a wood porch or a small deck within a tight setback. In the subdivisions, we are replacing the builder-grade deck that shipped with the house or building the first real one.
Permits, SAFEbuilt, and the newest code in the county
The Town of Eaton issues building permits through its Town Clerk's office after approval, with SAFEbuilt handling plan review and inspections. Applications and payments go through CommunityCore. What sets Eaton apart is the code edition: Ordinance 664 adopted the 2024 I-Codes, the 2023 NEC, and the Colorado Wildfire Resiliency Code, all effective January 1, 2026. That makes Eaton one of the first northern Weld towns reviewing decks against the 2024 IRC. Whether the wildfire code applies depends on WUI mapping — most of Eaton is flat farm ground, not forested slope. We verify your parcel with the town first. Addresses outside town limits file with Weld County.
Plains engineering
Eaton does not publish separate design criteria, so the regional Weld County values apply: 30 psf ground snow, 115 mph three-second-gust wind, and a 30-inch frost depth. Snow is the easy number here. Wind is the one that sizes a patio cover or pergola — uplift on the roof, connectors at every post, bases that resist pull-out. Footings go below frost into agricultural clay, drilled rather than padded, because shallow footings in this soil move every spring.
Hail and south-facing UV fail a wood finish within a couple of seasons here. Capped composite takes both without a refinishing schedule and already meets the ignition-resistant bar where the wildfire code applies. What we build in Eaton
The typical project is a 300–400 square foot composite deck with a covered section on the sunny side so it is usable in July and in a March wind. Repair or replace
Governors Ranch and the other 1990s–2000s subdivisions have decks reaching the age where boards cup and railings loosen while the frame is often still sound. We inspect the ledger, posts, footings, and hardware first. Sound structure earns a re-deck at $20–$35 per square foot; a failed ledger or footings above frost get a replacement plan built to the 2024 code the town now enforces. The findings go to you in writing, with photos.
