A canyon town of a few dozen homes
Jamestown is about 250 people in James Creek canyon at 6,920 feet — a mining-era Main Street anchored by the Jamestown Mercantile, Elysian Park, and a few dozen cabins and cottages on narrow creekside lots with steep forested slopes rising on both sides. The September 2013 flood rebuilt much of the creek corridor, so the housing runs from century-old cottages to decade-old rebuilds, often on the same block. There is no flat ground to speak of, and a deck here is as much retaining structure and stair as it is floor.
The county issues the permit
Jamestown is one of the few incorporated Boulder County towns whose building permits come from the county, not a town building department — new construction and remodels go through Boulder County Community Planning & Permitting, with county staff performing the plan reviews and inspections in town. We prepare the county's Residential Deck Requirements (B09) packet, submit it, and run inspections through final sign-off.
Snow above the plains value
Boulder County's ground snow load map runs from 50 to 100 psf across the county, and the foothills around Jamestown sit above the 55 psf plains value, confirmed per parcel at plan review. That number sizes every beam, post, and footing, and it is the load a covered section or patio cover has to carry as a roof. Footings go below the 30–36 inch frost line.
Section R390 is the deck spec
County permits here fall under Boulder County's ignition-resistant construction requirements, Section R390 of the 2021 code amendments. For a deck that means noncombustible or approved composite decking, 2x or heavy-timber framing, and a weed barrier with 2 inches of 3/4-inch gravel beneath the deck extending 5 feet out from the house. We'd choose these details on any forested canyon lot; in Jamestown they're the code. Capped composite meets the surface requirement without wood's annual refinishing clock at this elevation, and we detail the framing bays and underside so embers have nowhere to settle.
Creekside lots and canyon walls
Narrow lots pinned between James Creek and the slope mean the deck often is the yard. Elevated platforms over the creek side, stepped footings into the hill, railing in slim aluminum or cable that keeps the canyon in view — the structure is the project, and we design from the actual grade.
Repair or replace, after an inspection
Post-flood rebuilds are often sound frames that simply need boards or railing, and those earn a re-deck for meaningfully less than starting over. Cabin-era decks built to lighter snow assumptions usually get a replacement recommendation on current-code framing. We inspect first and put the answer in writing either way.
