Two elevations, one name
Pine is really two places. Pine Grove sits at about 6,800 feet on the North Fork of the South Platte, a historic railroad town of 1880s cottages beside Pine Valley Ranch Park, the Jeffco Open Space park at the end of the road. Pine Junction is 1,700 feet higher on Highway 285, at roughly 8,500 feet, where 1970s-to-2000s mountain homes sit on large wooded lots through Woodside and out toward Crystal Lake and Elk Falls. Around 2,000 people live across the whole area, and the deck that suits a Pine Grove cottage is not the deck that suits a Pine Junction lot — the snow load nearly doubles on the climb.
Permits: Jefferson County Building Safety
All of Pine is unincorporated Jefferson County, so Jeffco Building Safety at 100 Jefferson County Parkway in Golden issues the deck permit, with applications and inspection requests through the county's CitizenPortal. Since July 1, 2026, the county's Wildfire Resiliency Code applies to permits in unincorporated Jeffco: on parcels inside the mapped WUI overlay, deck surfaces must be noncombustible and framing must limit ignition, and that reaches exterior alterations such as deck replacements and additions. Forty-nine psf at the bottom, ninety-seven at the top
Jefferson County sets ground snow load by elevation, and Pine spans most of the table: about 49 psf near Pine Grove, 67 psf at 7,500 feet, 82 psf at 8,000, and 97 psf near Pine Junction. The county's rule that any ground snow load above 70 psf must be designed by a registered design professional means most Pine Junction covered decks and patio covers are engineer-stamped by requirement, not preference. Frost depth is 36 inches, wind is designed at 129 mph in Exposure B, and weathering is classed severe. We pull the figure for your parcel and size every beam, post, and footing to it.
What we build along the North Fork and up 285
In Pine Grove, the work is usually a modest deck on a historic cottage, sized to a small lot and detailed to look right beside 1880s siding. Up toward Pine Junction, it is larger — walkouts on steep lots, covered sections that make the deck usable in winter, railing that keeps the ridgelines in view. Either way, capped composite is the code-aligned surface on WUI-mapped parcels and the practical one everywhere here, since altitude UV and freeze-thaw start an annual refinishing clock on softwood. We frame fire-aware regardless of map status: bays screened against embers, undersides kept clear of stored fuel.
Repair or replace, by elevation
Older Pine decks were built to lighter snow assumptions than the current county table, and the higher the parcel, the wider the gap. We inspect before quoting. Sound framing earns a re-deck at $20–$35 per square foot; framing that cannot carry the parcel's load gets a replacement on current-code structure. The recommendation comes in writing.
