A town with a split personality
Elizabeth is really two housing markets wearing one name. On one side: established acreage in the ponderosa — Ponderosa Park Estates alone is 446 homes on one to four acres, built anywhere from 1964 to 2016, plus ranch-style spreads in Wild Pointe. On the other: new production subdivisions like Gold Creek Valley, as Elizabeth becomes one of the metro's growth fronts.
The two halves need different decks, and — more confusingly — they often answer to different permit counters. We build for both.
Whose permit counter is it?
Inside town limits, the Town of Elizabeth issues the permit against its own design table, including a 30 psf ground snow load. But most acreage properties with an Elizabeth address, Ponderosa Park included, sit in unincorporated Elbert County — which means Elbert County Community & Development Services, the 2018 codes, and a county that explicitly does not allow reductions to its design criteria.

Wind, hail, and the eastern shoulder
At roughly 6,450 feet on the eastern shoulder of the Palmer Divide, Elizabeth mixes ponderosa stands with genuinely open plains — and the open lots take real wind. That matters most for pergolas and patio covers, which are loaded upward in a windstorm; engineered post bases and hardware are what keep a roof attached out here, not catalog defaults.
Hail is the other local constant. This is hail alley, and it's a big part of why we lead with capped composite: it takes hail, altitude UV, and freeze-thaw cycling without starting the annual refinishing clock that wood does. Acreage-scale outdoor living
An acre-plus lot changes the brief. Decks here tend to be larger, lower, and more connected to the yard — wraparounds, outdoor kitchens, covered sections that make the space usable in wind — and horse-property owners usually want sightlines to the barn kept open, which slim railing systems handle better than bulky pickets.
Old decks, honest answers
With housing stock running back to the mid-1960s, a lot of Elizabeth decks predate current codes. We inspect before we quote: ledger connection, posts, footings. Sound framing earns a re-deck in composite for meaningfully less than starting over; a frame that's finished gets a straight replacement recommendation on current-code structure.
